COUNTRY CLUB CONDOMINIUMS
RULES AND REGULATIONS ADOPTED OR RESTATED BY THE BOARD OF DIRECTORS 1. LESSEES ARE PROHIBITED FROM MAINTAINING OR KEEPING DOGS AT THE CONDOMINIUM. (Prior actions caused adoption of an amended By?Law to prohibit this.) 2. DOGS SHALL BE LEASHED AND ACCOMPANIED BY OWNER WHEN ON THE CONDOMINIUM PROPERTY. THE DOG OWNER SHALL IMMEDIATELY USE "POOPER SCOOPER" TO REMOVE DOG FECES FROM THE COMMON AREAS. (Children play and we all walk in the common area and do not wish to step in dog messes.) 3. THERE SHALL BE NO PARKING EXCEPT IN THE DESIGNATED PARKING AREAS. (Parking along the driveway inconveniences neighbors, ruins the turf and may cause accidents. Trailers of any kind may not be parked on the condominium property.) See attachment. 4. ANYONE WHO DISCARDS FURNITURE OR APPLIANCES SHALL FIRST NOTIFY PROPERTY MANAGEMENT AND DEFRAY ALL COSTS OF DISPOSAL. (The condominium is charged extra for disposal of these items and must pass them along to the disposer.) 5. THE USAGE OF "SUB?WOOFERS" (Becoming popular for home theater sound) ON STEREO SYSTEMS IS PROHIBITED. (Sub?woofers send vibrations throughout the building, causing undue annoyances to other building occupants.) 6. LOUD NOISES, LOUD MUSIC, OR LOUD FAMILY QUARRELS ARE PROHIBITED. (The walls of the units are insufficiently soundproofed.) 7. TENNIS COURTS ARE FOR THE EXCLUSIVE USE OF UNIT OWNERS, LESSEES AND THEIR INVITED GUESTS. UNIT OWNER OR LESSEE MUST BE PRESENT WHILE A GUEST IS USING THE TENNIS COURT. (The association may be liable for accidents arising from its usage.)See attachment. 8. THE STORAGE AREA ON THE FRONT PORCH OF EACH UNIT SHALL BE KEPT CLEAN, TIDY AND FREE OF GARBAGE Untidiness promotes the wrong community image and may lower property values.) 9. NO PLAYING IS ALLOWED AROUND, IN OR ON ANY GARBAGE DUMPSTER, THE WATER PUMP HOUSE OR THE FENCE AREA SURROUNDING THE POND. (Children could be harmed.) 10. RESIDENTS SHALL PLACE ALL GARBAGE INSIDE DUMPSTERS AND ENSURE THAT COVERS ARE CLOSED. (Each dumpster is accessible through one of six covers and if one area is full try another. Do not place garbage on the ground or on top of dumpster.) 11. VEHICLE SPEED SHALL BE KEPT TO 5 MPH WHILE ON CONDOMINIUM PROPERTY. (The condominium is a nice place to walk and play. Pedestrians, children, pets and cars can coexist, if drivers do not speed.) 12. GRILLS /POOLS /CHILDRENS TOYS ETC... SHALL NOT BE LEFT ON THE COMMON AREA. FINES WILL BE IMPOSED FOR VIOLATIONS COUNTRY CLUB CONDOMINIUMS BYLAW EXCERPTS The governance of the Country Club Condominium is provided for in the "Amended and Restated Bylaws", adopted October 23, 1991 and filed in the office of the clerk of the Town of Bolton, Vermont, on August 9, 1994 and the "Declaration of Condominium" executed on the 16th day of July 1985, and the "Rules and Regulations" as promulgated and amended by the Board of Directors of the Association. All homeowners, tenants are required to comply with all Bylaws and the Rules and Regulations and are responsible for the actions of their guests while on the Condominium property. A copy of the Declaration and the Bylaws is provided to each homeowner at the time of unit purchase. Each homeowner who leases his or her unit is required to reimburse the Association $ 20.00 for a Welcoming Package which includes: By?Laws, Rules and Regulations and an introductory letter. This Welcoming Package must be given to prospective tenants for their review. To ensure understanding and conformance to the Bylaws and the Rules and Regulations, the following simplified lists are provided. Know them and conform to ensure a better community. NOTE: The Board of Directors may impose a fine of up to $ 25.00 per violation of the By?Laws and Rules and Regulations. See section 3.02(v) of the Amended and Restated ByLaws. BYLAWS 1. Insurance Section, 5.05 a. Each unit owner shall maintain general liability insurance of $100,000 and property damage insurance' of $40,000. b. The temperature inside a unit shall be maintained at a minimum of 55 *F. See section 5.07 2. Restrictions on use of the Units. Section 5.08 a. No unit shall be used for other than housing (NO COMMERCIAL USAGE) b. No unit shall be leased except by a written form of lease approved by the Board. Minimum lease period ? 6 months. Copy of lease/addendum to Property Manager. c. No unlawful use shall be made of the Condominium (ie. Sale or use of drugs, gambling, prostitution) d. Lessees may NOT keep a dog of any size, 3. Use of the Common Elements. Section 5.09 Following are specific actions requiring permission of the Board of Directors a. Obstruction of any of the common elements (Do not place anything on the common elements) b. Storage of anything on the common elements (Do not store anything on the common elements) c. Alteration, construction and removal from the common elements is not allowed (Do not build anything on the common elements) d. Parking other than in areas designated for parking by the Board. (only in unit parking spots, in and in front of individual unit garages or the, parking area adjacent to the open common area) e. Parking of Recreational trailers, campers, boats. No junk or derelict vehicles shall not be parked on the condominium property. f. All vehicles parked on the condominium shall have current and valid registration stickers displayed. g. open burning not allowed. Rules and Regulations Governing the use of the Tennis Court 1. TENNIS SHOES MUST BE WORN. NO BLACK SOLED SHOES OF ANY KIND MAY BE WORN. 2. BIKES OR ANY WHEEL VEHICLES ARE NOT ALLOWED ON THE TENNIS COURT AT ANY TIME. THIS INCLUDES TRICYCLES, ROLLER SKATES, ROLLER BLADES ETC. 3. INDIVIDUALS NOT LIVING IN THE CONDO AREA ARE PROHIBITED FROM PLAYING TENNIS ON THE COURTS UNLESS THEY ARE VISITING A FAMILY OR ARE PLAYING WITH THEIR HOST(S). 4. WHEN USING THE COURT PLEASE LIMIT YOUR ACTIVITY IF OTHER PEOPLE ARE WAITING. THE USUAL TIME FRAME IS ONE (1) HOUR FOR SINGLES AND ONE HOUR AND A HALF FOR DOUBLES. PLEASE KEEP TRACK OF YOUR TIME SO THAT ALL PLAYERS GET A CHANCE TO PLAY. 5. IF THE COURT BECOMES THAT BUSY, AND SEVERAL GROUPS ARE WAITING, WE WILL CREATE A SIGN UP SHEET FOR THE TIME YOU WISH TO PLAY. HOPEFULLY WITH ALL OF US FOLLOWING THESE SUGGESTIONS WE CAN ENJOY THE COURT TO ITS FULLEST. |
